Property purchase
Can foreigners buy a villa in RIVERHOUSE Phuket?
Yes. Ownership forms in Thailand:
Freehold — full private ownership. The property can be bought/sold (to Thai nationals or Thai companies), inherited, gifted, rented out, and you can receive income. Upon purchase, a land title deed (Chanote) is issued.
Leasehold — long-term lease, commonly 30 years with two extensions (up to 90 years total). Leasehold allows similar disposal rights (sell to foreigners, inherit, gift). The agreement is registered and certified by the Land Department.
What’s your structure — Freehold or Leasehold?
The villa is Freehold owned by the client (individual or an offshore company). The land is Leasehold 3×30 years (90 years total). The first 30 years are registered with the Land Department.
What’s included in the price?
Private villa with pool, solar panels and batteries, VRV air conditioning and dehumidification, heat pump, kitchen and appliances, wardrobes, built-in bathroom furniture, landscaping, garage. Furniture packages — optional.
What’s the payment schedule?
2% — upon reservation agreement signature.
28% — upon signing main contracts (within 1 month from reservation).
20% — for foundation and structure until flat roof (~10 weeks).
20% — for construction completion (~9 weeks).
20% — after villa construction completion (~10 weeks).
10% — upon title transfer (~11 weeks).

What transaction costs should I expect?
Government fees and taxes at transfer (typically split 50/50 between RIVERHOUSE and the buyer) and legal services. Everything is transparently listed in the reservation package — we provide an estimate before signing.
Do I need a lawyer?
Recommended. If you don’t have one, we’ll propose trusted law firms.
Is mortgage financing available to foreigners?
No. We offer developer installment plans for 1–2 additional years — an estimate will be provided.
When is ownership transferred?
Ready-built villas — after inspection and closing. Off-plan — after construction completion and final inspection. Timelines are specified in the contract.
Smart Grid & Technology
How does your solar smart grid work?
Each villa has its own panels and batteries. Villas are connected into an intelligent network to exchange surplus energy. If power is insufficient, the city grid automatically backs you up — comfort is not interrupted.
Will the system handle air conditioning and the pool?
Yes. The system is sized for everyday loads: AC, lighting, home appliances, and pool equipment. The energy manager balances consumption and battery charging.
Can I live off‑grid on cloudy days and at night?
Batteries cover the evening and low-generation periods. If energy is not enough, the grid backup connects automatically.
Can I charge an electric vehicle?
Pre-installation is provided in every garage; the solar system can charge your EV. We offer an intelligent charger. Owners already use EVs. There’s also an additional charging station at the community parking area.
What maintenance is required?
Minimal: periodic panel cleaning and scheduled inspections.
Is there monitoring?
Yes. The app/web dashboard shows generation, consumption, and battery state — it’s convenient to track savings in real time.
What warranties apply?
Manufacturer warranties on solar components 10–25 years plus developer warranty for the home and engineering systems. Full terms are in your document pack.
What solar panels are used and how efficient are they?
We use Tier‑1 monocrystalline panels with high efficiency. Typical module rating is 400–550 Wp. Degradation ~0.55%/year with a 25‑year linear warranty from the manufacturer.
How is the array sized and how does it perform in rainy season?
The array is designed with a modest DC oversizing relative to the inverter to improve performance on cloudy days. In rainy season, the energy balance is supported by batteries and smart‑grid exchange within RIVERHOUSE Phuket; if still insufficient, the city grid steps in.
What inverter is used and what are its advantages?
A hybrid inverter capable of handling PV, battery, and grid simultaneously. It provides backup outputs for critical loads, anti‑islanding, and seamless switchover when the grid fails.
Can the system be expanded later?
Yes, within reasonable limits: adding panels and battery modules is possible upon engineering approval to keep warranties and inverter specs in line.
What chemistry and lifetime do the batteries have?
LiFePO₄ (LFP) — safe chemistry with long life. Typical lifetime >6000 cycles at 80–90% depth of discharge under villa operating temperatures.
How much night-time usage do batteries cover?
Capacity is tailored to your villa and usage profile. In the base configuration, batteries are sized for evening and night use under normal habits; for higher autonomy, an extra module can be added.
How does the energy management system (EMS) work?
EMS prioritizes self-generation, then batteries, and only then the grid. It smooths peaks (AC, pumps), manages charge/discharge, and supports surplus exchange within the RIVERHOUSE Phuket smart grid.
Are time-of-use profiles supported?
On request, we can configure profiles that consider load schedules and tariff structures (where applicable) to minimize cost per kWh without compromising comfort.
How are water supply and filtration arranged?
The villa connects to a stable water source with a booster pump and storage tank to maintain constant pressure. Filtration is multi‑stage (mechanical, carbon, and UV if required). The configuration depends on input water quality.
Does the water system need service?
Yes — scheduled cartridge replacement and pump checks. Property management will remind you and arrange service.
What can I see in the monitoring app?
Real‑time data on generation, consumption, battery SOC, power flows, and history. Event notifications and basic diagnostics for support are available.
Can I share access with family or a manager?
Yes, roles/guest access are supported. You can grant viewing permissions to family or your property manager.
What flood and leak protection is provided?
The site grading and drainage are designed for tropical downpours. Indoors, leak sensors with automatic water shutoff can be installed on request; engineering areas are protected.
Lightning and surge protection?
Surge protection devices (SPDs), grounding, and compliance with local lightning protection standards are included to reduce risks to the inverter and electronics.
Can EV charging be powered by solar?
Yes. Pre-installation for AC charging in the garage is standard; an intelligent charger can prioritize solar generation. A branded charger integrated with EMS can be installed if desired.
What charging power can I expect?
Typically 7–11 kW AC for home charging. Exact power depends on the selected equipment and your villa’s configuration.
Development
Monthly fees (CAM)?
Community management: 24/7 security, common area maintenance, administration, regular pool and garden service. The fee depends on the plot and villa type.
Do you offer rental and property management?
Yes. We can recommend a specialized partner for rentals and service. You can also self-manage if you prefer.
Noise and road — how quiet is it?
Villas are outside flight paths; there are no factories or high-rises nearby. RIVERHOUSE Phuket is in a quiet Cherngtalay area with mountain views and ~2 km from Bangtao Beach.
Pests: snakes, monitor lizards, rodents, cockroaches, mosquitoes?
Pest Control is included. The area is treated monthly for insects and rodents.

Unfortunately, no. Legal stay options include Thailand Elite visa (10–20 years with privileges), retirement and student visas. For tourist stays, a visa is often not required. We recommend applying at your country’s Thai consulate before arrival.
Pets friendly?
Yes. Pets are allowed on homeowners’ premises. Dogs, cats, birds — outside common areas under control and on a leash. Owners must keep their plot and common areas clean.
Storage and waste
The community is divided into 5 internal streets, each with a container area. Owners can take out waste as often as needed. Containers are collected daily to the municipal facility.
Cleaning and VIP services
Management can arrange cleaners, a driver, or a chef, and call a cleaning company or technician. We can recommend professional VIP concierge services.
